The Gold Coast

Since it was first developed in the late 1800’s the Gold Coast has remained Chicago’s preeminent neighborhood. Bordered by Lake Michigan to the east and Lincoln Park on the north, the Gold Coast offers outstanding nature and recreational facilities. To the immediate south are Chicago’s principal shopping, restaurant and business centers. Add in world class schools, major religious and cultural institutions and a true neighborhood feel with minimal automobile traffic and the result is one great place to live. And, it is all within walking distance of 1320 North State Parkway.

The Building

1320 North State Parkway Apartment Building

1320 is on State Parkway, a quiet, tree-lined extension of Chicago’s famous State Street that runs from Division Street (1200 north) to North Avenue (1600 north) where Lincoln Park begins. While many residences at 1320 have views of Lake Michigan, all have the benefit of cool lake breezes coming through open windows away from the noise and bustle of Lake Shore Drive.

At an intimate scale of 15 stories tall, 1320 contains 40 apartments of from two to four bedrooms in both single floor and duplex configurations making it attractive to a wide variety of lifestyles from single occupants to families and from young to old. Unlike many newer buildings, 1320 feels like a home. There are no long hotel-like hallways; and elevator landings serve only two residences. A separate rear stairwell/elevator provides service access to the residences. Residences have high ceilings (some two stories tall), large gracious rooms, unique architectural details, ample closets and abundant sound insulation between units.

Building Amenities

The outstanding amenity of 1320 is the staff. Door staff provides 24 hours/day control of entry to the building as well as assistance to residents with everything from packages to cabs. Maintenance staff keeps the building and landscaping in first class condition as well as daily collecting trash/recycling and providing general help to residents. In addition, the building has an onsite manager.

1320 has a gracious lobby that welcomes residents and their guests. The building also has a new 800sq ft fitness center, an 800q ft multifunction room available for small gatherings and a 1,100 sq ft outdoor terrace with dining, lounging and grilling facilities.

The building basement contains ample owner storage rooms as well as a bicycle room and the core building utility rooms. The gated rear of the building provides secure service access to the building as well as an outdoor basketball facility and dog walk.

Like most vintage buildings, 1320 does not have automobile parking for residents. While we are rapidly approaching a time where automobile ownership may be unusual, for those not yet there, excellent valet parking is available directly across the street at 1325 N. State Parkway. Just call the garage and your car is ready to go by the time you walk across the street.

Infrastructure

1320 combines the best of two worlds: the graciousness of a classical building combined with today’s infrastructure.

Major infrastructure projects have recently been completed (main electrical service upgrade, new elevators, new plumbing risers, new steam and hot water boilers and associated pumps). A new roof is budgeted in the next several years, when needed. And the building has a proactive maintenance program with budgets for both anticipated and unanticipated maintenance.
